Always use the same business practices that mortgage companies, apartment complexes and all big lenders use by evaluating your prospective tenant’s credit history. Unfortunately, in the past, landlords used to decide on a tenant based on a personal interview. We hear stories every day about how ‘nice’ a tenant appeared to be so the landlord rented to them….now they are calling us for help because the tenant won’t pay and will not return their calls. You cannot judge whether or not a person can pay their bills simply on emotions and first impressions. Mortgage companies would never grant a loan without first pulling a credit report, no matter how nice one ‘seems’. One way to know for sure that your next tenant will pay their rent on time is to review their current payment habits. People who have built up their credit want to maintain a good credit score and have the ‘grades’ to prove it.
All credit bureaus are not the same. Some have more data than others so we use the largest for our credit reports, Experian, so our customers get the best!
Our credit reports include credit score, social security verification, debt details, account details, account balances, account limits, account statuses, collection and charge-off details, bankruptcies, liens, judgments, foreclosures, repossessions and inquiries. Reports may also include employment and address information when applicable.
Nationwide Criminal Reports
Always check your prospective tenant for potential criminal records before you rent. You don’t want a criminal in your home. Check your state laws for renting to persons with a criminal history. Our national database contains over 20 million criminal records. When running criminal reports always make sure you are checking nationwide records. Many tenant screening companies only offer state records. Ensure that you are getting the most comprehensive data available by always running nationwide reports. Most records date back to at least 10 years and are updated regularly through court databases.
Our criminal reports are nationwide and include felony, misdemeanor and sex offender records. Some states also include traffic violations with results. Reports with records will include details from the Department of Corrections, Administrative Office of Courts, OFAC Watch list, arrest records and inmate records where applicable.
Nationwide Eviction Reports
Eviction records are extremely important when vetting your prospective tenants. A previous eviction is an important indicator of a ‘high risk renter’. We use one of the largest eviction databases in the United States that is updated regularly with the most current public records available online. When searching eviction reports always make sure you are checking nationwide records. Many tenant screening companies only offer state records. Ensure that you are getting the most comprehensive data available by always running nationwide reports. Not only do our eviction records show eviction results, but also filings in eviction court. Evictions are often overlooked or missed because a tenant vacates the property prior to the full eviction proceeding, leaving their record clear. “Professional Tenants” know this system well.
